apartment communities are building up, not out, and they are some of the most sought after, trendy rentals near upscale restaurants and popular night spots in Greater Houston. Areas inside the 610 Loop include downtown Houston, Texas Medical Center, Montrose and Museum District, River Oaks, Houston Heights, Washington Corridor and Rice Military, but not far is Uptown Houston, also referred to as the Galleria area. If your goal is to be close to the hustle and bustle of metropolitan life, high-rise apartment communities offer residents top of the line amenities and many conveniences.
Perhaps the most appealing and unique attraction of high-rise apartments for rent in Houston is location. Mid Rise apartments and luxury high-rise apartments have been built throughout the Greater Houston including Clear Lake, Seabrook, the Woodlands, City Centre/Energy Corridor and Sugarland. It is more economical to build up instead of out as in traditional, garden style apartments from years past. Yet these modern masterpieces are so convenient to work places, art and culture, entertainment, dining and shopping. Of course I am going to find the best deals possible while staying within your price range, and with the amenities that suit your lifestyle if possible, however these are some helpful things to consider.
Chances are, rent is one of the biggest expenditures in your budgets. Finding great apartment deals or specials can sometimes put that once, out of reach apartment, right back into your budget.

Be sure to always READ The "MEMO" sections, that is where I will put the ACTUAL PRICE, specials, lease terms, and specific notes that relate to you. If you look at the "listed prices", they are not always accurate, prices change in some cases, they can change daily. If you are unable to look immediately after you get your apartment package, the pricing and availability likely will change. Call me prior to visiting the properties for updates so you know what to expect.
Know what you want, and what you can't live without
What amenities do you really use, dry cleaning pick up, on-site massage therapists, wine tasting room, roof top pool, yoga and pilates? There may be an amenity fee that's charged as a one time fee or a monthly fee, some are the perks of the rental amount you pay each month. Most of the amenities are part of a luxury apartment, others can save you commute time and money. An on site gym, for instance, saves you membership fees elsewhere and allows you to work out any time of day or night, without having to get in your car. Almost all apartment communities have swimming pools as a part of the rental experience. Clubrooms with coffee bars are fairly standard and it's a good opportunity to meet your neighbors and make new friends, most have at least a small fitness center, parking is not always free and some properties now charge an amenity fee in addition to trash, water, gas, pest control. Community parking garages are offered in many properties, Garages at select properties are included as part of the rental but most charge additionally. If you have a pet, be sure to let me know so I can find the most "pet friendly" apartments where you and your neighbors may have something in common already.
Sometimes, apartment communities offer a bargain on rent such as a move in special or free deposit with approval and a longer term lease, but specials are only with select properties, for a limited time only, but could really help lower the price if they allow you to pro-rate that special over the lease term. Consider whether being a little further from the work or school might be beneficial in order to get a little larger floorplan or a lower monthly rental price.
New luxury apartments are offering enticing move-in deals because they feel you'll be inconvenienced with the ongoing construction but once it's finished, they will likely end. There are some that are offering specials since there's an oversupply currently in many areas of Houston.
If you would like to live in a brand new apartment, now is the time to do it. New properties are not nearly as plentiful as before. Is there a better time to hunt for an apartment, like an off season?
It used to be that way, the scenario was that if you looked in the off season for an apartment such as Winter or Fall, not Spring or Summer, you could get lower rates and more specials - that has changed. For several years, 3000+ people relocated to Houston each and every month. There may be a slight difference, during late November or December but that is really not the case anymore. Rents are usually not very negotiable due to fair housing laws - and if a special is offered, it will be for a limited time only.
Come prepared with your bank statements or financial information, paycheck stubs, employment information or offer letters, driver's license, copies of recent leases, in the event that the property you are most interested in applying for requires you provide that information to avoid making an extra trip. Even letters from your Vet regarding the weight, breed and behavior for your pets can come in very handy. It’s much easier to be able to "seal the deal" with a possible "look and lease" special or incentive, if you have the documentation ready. Many apartments will offer a look and lease incentive which could save a lot of money!
